We've often stayed at the Prince Albert Guest House, our favorite place to stay in Provincetown. This year we wanted to bring our large dogs and Paul (the Owner) suggested the Rose Garden Apartment on Center Street. Our new favorite! It was perfect for us and the dogs as we could let them out on the courtyard to run and do their thing. The kitchen had all the amenities needed so we cooked all our meals there which saved a ton of money! We'll definitely be back there!

Once again, an excellent stay. We stayed at the Prince Albert Rose apartments/condos in the “Basile”. Last year we stayed in the “Lookout”. Both were incredible. The location on Center Street allows you to park your car & forget it. Everything is within walking distance. There is every imaginable thing you could need to cook a meal, & nothing is “run in”. It is like staying in your own home. The staff is very attentive & helpful. Our good time was definitely made possible by our excellent accommodations. Thank you Paul for another wonderful stay. I have said it before & will say it again & again—-if you are planning a trip to Provincetown this is the place to stay!!!

We stayed in the Garden Unit. Beautifully stocked kitchen, super comfy bedroom, cozy livingroom with a sweet gas fireplace which we needed for a cold week in PTown. We loved being able to park nearby, and leave the car for a week as we walked to everything. Easy beach access. And it was super easy working with Paul as I'd made a mistake in my reservation and he sorted it well.

What a treat to be able to enjoy a few days in Provincetown and a few nights at the Prince Albert! The location could not be better: you're rights smack-dab in the thick of things. And when you want to take a break from the strollers, the rooms are a delight. We had a ceiling fan, so we did not even need to turn on the air conditioning. Breakfast is a treat as well: to be enjoyed in the dining room, out in the back patio, or in front with a view of the early risers. Staff communicated clearly from before arrival, and staff on-site were full of smiles and gleeful tidings.

We recently stayed in the PA Rose #2 Basile Apartment with 2 Beds/1 Bath (though there are really 3 bedrooms, the listing title says 2). There are a couple of pros to staying here, but the cons outnumber the pros greatly. Starting with the positives; excellent location, convenient to everything within walking distance, and just far enough back from Commercial St that you don't hear the street noise and partying. This was our first time staying "off" Commercial St and it's so much more peaceful if you like your privacy. The beds are super comfortable if you prefer plush and we slept like babies when we weren't woken up (details on that in the negative section). There's plenty of room to stretch out and make yourselves at home, unpack, cook a meal, unlike what you'd get in a hotel room or in the guest house. This is how we prefer to travel. Now for the negatives, starting with the parking. While the listing promises you a parking spot, what the listing doesn't mention is that you are sharing a tight driveway with numerous other cars, and there is only 1 way in and out, and you WILL get blocked in. That means if you're closest to the apartments, you could have 2 or 3 cars behind you, and if you want or need to leave, you have to go around to each apartment and knock on doors, in the hopes that the other renters are even there and not out enjoying the town. This leads me to the next con, which is the host/owner Paul. He's one of the rudest and most entitled people I've ever had to try to deal with at a business after giving them thousands of dollars for their services. Anytime I tried getting ahold of him, he didn't answer his phone and he took many hours to respond to text messages, if he even responded at all. I also walked all the way to the Guest House from the apartment because my car was boxed in and no one was around to move their cars for us (or wouldn't answer the knocks) and there was no one to be found at the guest house, so I had to wait around for over an hour until Paul showed up. He was extremely rude, combative and dismissive about the situation, and told me if I didn't like it, there are plenty of parking lots around town that I can pay to park in. (Keep in mind, we already paid for parking with our apartment). I said "This isn't what we signed up for or paid for. So you're telling me this is my problem to sort out and you aren't doing anything about this parking situation?" He shouted at me "YES, this is not my problem, go figure it out!". That was the last time I spoke to Paul because I just knew there was no way I was going to be able to have a reasonable conversation with him about any of our other issues. Now for the other issues: the apartment was FILTHY. There was mold/mildew stains anywhere you run water. The shower was disgusting with caked on soap, strands of hair on the walls and terrible water pressure. Clearly the houses and everything in Ptown are very old, so some of this is to be expected, but the entire apartmen

Wonderful breakfast with strawberries . Location is great to watch people wonder around and easy to walk from the harbor. Beach nearby. Paul made as feel welcomed. Tiny, but cosy room. Some more hooks at the ceilings would be useful. Friendly staff. Would come again!

This is the best place to be in Provincetown; it is one of the rare ones that has a terrasse where you can sit and meet great people. We go back every year and will continue to do so. If you look at the prices of other guest houses, you will find that Prince Albert Guest House is a good deal!

We had a fantatic time at the Albert, we felt very welcome and everyone was very friendly. We stayed in Room 4 which had a faboluous view of the sea and a nice New England vibe. Was very pleased with the parking situation which was very easy and close by. As coming from the UK we were very pleased they had supplied us with tea on our arrival! So thank you Paul for a great weeks stay. Rob & Danusia

Great location!! Friendly staff!! Located two steps from the Boatslip and in the best location of the West end. Always very clean. Good complementary breakfast. The owner Paul is very nice and helpful. My first choice when I visit Ptown...

Prince Albert Guest house, was a very friendly, convient, clean place to stay. It was always very quiet. We were able to have a little bite to eat in the morning, and a nice fire out front during the late afternoon and evening. Very convient to town, everything in walking distance. Paul the owner is very friendly, and check in and out was easy.
